Tilal Al Ghaf Area Guide
Tilal Al Ghaf is a new mixed-use community to be developed by Majid Al Futtaim. It lies between Downtown Dubai and the Al Maktoum International Airport.
The community will include 355,000 square meters of green open spaces with interconnected parks and picnic grounds.
At the centre of Tilal Al Ghaf will be a 70,000 square metre lagoon surrounded by 400 metres open beachfront. Other water bodies will be located throughout the area.
Serenity is an exclusive community of 40 homes along the water’s edge with easy access to Hive Park and Club Hive. The homes comprise five- and six-bedroom villas designed in a minimalist architectural style with high ceilings, show and main kitchens, flexible interior spaces, courtyards and large private gardens.
Harmony is a stylish collection of villas and bungalows.
The four- and five bedroom bungalows are designed in a contemporary minimalist style with an internal courtyard and high ceilings in the main living spaces. They can be customised to suit the owner’s preferences.
The villas are available with four, five or six bedrooms. They are designed in a contemporary style with elegant interiors and generous ceiling heights in the main areas. A private family room overlooks an internal courtyard and the garden. The grand master suite, has a spacious dressing room and luxurious bathroom that opens onto a private landscaped terrace.
An optional rooftop master suite enjoys 360 degree panoramic views and a private terrace.
Tilal Al Ghaf Amenities
11 kilometres of cycling and walking trails and an 18 kilometre pedestrian trail will snake through the community. Two kilometres of the trail will be shaded by Ghaf trees, the drought-tolerant evergreen species native to the UAE.
Tilal Al Ghaf has smart streetlights that combine Wi-Fi points, smart signage and CCTV. Centrally regulated, these lights have fully automated fault reporting and dimming control to ensure low energy consumption and minimal light pollution. District access control using facial recognition and RFID technology will be employed to ensure security.
There will also be autonomous electric vehicles and charging stations, as well as a bike sharing programme.
